Happy Mother's Day!

Sunny but cool days in the forecast for Mother’s Day weekend as we approach the mid-way point of the second quarter. A fair amount of noteworthy highlights from the week below, especially from the Pebble area, which has become hot as of late.


Pebble boasted one of the strongest weeks this year with 2 closed escrows and 8 new sales. The top closed escrow came from the MPCC area – a Spanish-style home built in the 90’s on Valdez Rd that closed at $1.81M. The other closed escrow was a major fixer in the Upper Forest which sold for $900K (10% off of List Price). The top new sale is a 1930’s MJ Murphy style home on Riata Rd with filtered ocean views, listed at $4.8M. The other new sales include a highly coveted frontline Spanish Bay condo(#18) that went into escrow listed at $4.25M (DOM=14); a remodeled Mediterranean on the 17th fairway of Spyglass Hill, offered at $3.6M; a Colonial-style home, built in the 90’s on upper Riata Rd with an ask of $2.795M; a newly built Mediterranean-style home in the Upper Forest, listed at $1.95M. The other three new sales ranged from $1.488M down to $1.165M and are all fixers from the Country Club East area.


Carmel’s market held steady from the previous week with 2 closed escrows and 4 new sales. The top closed escrow came from the heart of the Golden Rectangle on Monte Verde – a modestly updated 1930’s bungalow that closed at $1.949M. The other closed escrow came from the outskirts of Carmel Point just above the Mission – a 60’s cottage that closed 3% off of the list price of $1.175M. The top new sale, also from Carmel Point, is a Tescher remodel on an oversized lot (6,000 sqft) with an ask of $2.795M. The other new sales include a recently built cottage close to town in SE Carmel, listed at $1.84M; a partially updated 30’s cottage in the outskirts of NE Carmel, offered at $1.549M and a teardown in the Golden Rectangle with an ask of $1.3M – essentially dirt value.
